See full list on fairtrading. Tenants have theright to reasonable peace, comfort and privacy when renting. The law restricts when and how often landlords, agents or their authorised persons can enter the property while it is rented. A landlor agent or authorised person acting on their behalf can generally only enter the property without the tenant’s consent if they provide notice to the tenant.
Tenants can always give the landlord or agent permission to enter the property at any time for any reason. The following table lists the reasons where entry to the property can occur without the tenant’s consent, and the minimum notice period required. The notice requirements do not apply to any part of the property where the tenant does not have the right of exclusive occupation (e.g. a shared laundry or shared kitchen).
It may be polite for the property owner to do the inspection on a weeken so the tenant need not take time off work to be present. The letter should give at least hours’ notice , but it may be more polite to inform a week in advance. Timeframes for property inspections.
